Thank you for choosing Black Bear Resort for your stay. We have put the following guidelines in place to help ensure enjoyment and safety for all of our guests. Those who choose not to adhere to these guidelines risk the possibility of being asked to leave without any form of refund. Please read these instructions carefully.
Cancleation Fees:
* All cancellations have a $20.00 cancellation processing fee.
* Cancellations under 48 hours will be charged one night stay.
* Holiday Reservations- Cancellations under 1 week will be charged 2 nights.
Operating Season: Our normal operating season is March 1st through October 31st. Call us 423-725-5988 for availability outside of the normal operating season, if weather is favorable we may make exceptions - Accommodations are limited during the off season.
General Store Hours: In season, 8am to 6pm Monday-Saturday. Sunday 8am to 3 PM. If the office is locked there is a doorbell that can alert us. After hours number is 423-725-5988. For Emergencies Dial 911.
Check In: 3 PM. You may arrive early and use our parking area and access the trails, if you have registered at the general store.
Late Arrivals: Guests are responsible for making late arrival arrangements with the General Store before 5 pm EST on day of arrival. All late arrivals must check-in at the General Store the following morning.
Check Out: 10:00 AM. Our cleaning crews will arrive at 10:00 AM.
Parking: All parking is subject to availability and NO overnight parking is offered unless you have a reservation or are approved through the General Store. We offer parking for $3.00 per day for non-reservation section hikers.
Early Departure: There will be no refunds or rainchecks for early departure.
Pets: Please see our pet policy.
Smoking: Cabins are 100% smoke free. This includes vaping. If our policy is violated or if a smoke detector/alarm has been disabled or removed, we will charge your folio a $200 environmental cleaning fee.
Noise: Do not play music so loudly that it disturbs other guests. Obey QUIET TIME from 10 PM to 8 AM.
Children: Parents please attend to your children. Black Bear Resort works hard to maintain a family atmosphere for everyone’s enjoyment. Black Bear Resort will not be held responsible for any injuries that happen on the property.
Refuse: All trash must be disposed into the available trash cans located throughout the resort. Do not leave trash inside the cabins. Do not throw trash/beer cans into the fire rings or the yard. We will charge your folio $10 for trash removal. Charcoal is to be disposed of in the fire pits at your campsite or cabin to prevent fires.
Cabins: Remove muddy shoes at the door. Do not get mud on the carpets, mattresses, walls, furniture or ceiling. Do not use our linens to clean mud from shoes. Do not rearrange cabin or deck furniture.
Laundry Facilities: Our laundry facilities are for the use of registered guests. Laundry soap and fabric softener are available in the General Store. Guests may use the laundry facilities for a nominal charge $5.00 per load.
Speed Limit: 5 MPH. Please observe our speed limit for everyone’s safety.
Site Occupancy: Only (1) RV or Tent is allowed per site. Campsites prices reflect 2 people per tent however we allow for a maximum of SIX (6) persons per site with an additional charge $10.00 per person. (We do not charge for children 15 and under) Maximum occupancy for cabins/cottages is the maximum sleep rating posted for each accommodation. Bunkhouse allow for ONE (1) person per bed.
Safety After Dark: No bike or scooter riding after dark.
Fireworks: Are prohibited on resort property.
Hunting: Absolutely no hunting on property.
Fishing: Please see our fishing policy.
Refunds: Please see our refund policy.
Visitors: Your visitors are always welcome as long as they register in the office. Visitors are expected to read and adhere to the same policies as our guests. All visitors must leave resort by 10 p.m.
Recreational Vehicles: No battery operated nor motor driven vehicles are to be driven in the park. This includes bikes, scooters, or ATVs.
Vehicle Repairs and Washing: (including oil changes, etc.) are not permitted in the resort.
Pet Policy
At this time we are allowing dogs in our rustic cabins and our tent campsites and RV sites. Pets are not allowed in Creekside Cottage, Hillside Cottage, or Overlook Cottage. There is a $10 pet fee for the Rustic cabins. (Pets are not allowed on the beds however we offer loaner doggie beds during your stay) We do require our guests to agree to the requests below.
- Guests agree to obey local ordinances, including safety leash requirements.
- Guests agree not to leave their pet unattended for unreasonable periods, especially in the evenings.
- Guests agree to clean up after their pet and to dispose of their pet’s waste properly and quickly.
- Guests agree not to leave food or water for their pet or any other animal outside their dwelling where it may attract other animals.
- Guests agree to keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to others and will remedy immediately any complaints made through the owners or manager.
There are many things to consider in allowing pets into a resort. Such as noise, pet hair, fleas, ticks and allergies to future guests. Therefore, we will only allow pets in the Camping/Tent area and RV area and pet friendly designated rustic cabins. Pets must be on leash when outside at all times. Do not leave pets unattended without placing them in their kennel before leaving your cabin/camp site. Continuous barking/noise will be cause for immediate eviction from grounds. Each cabin is professionally treated on a regular basis, however we are in the mountains and encounter wildlife and insect friends of all kinds.
No REFUNDS or CREDIT will be given in these instances that are out of our control. Failure to clean up after your pet or property damage caused by your pet will require extra charges to your folio of a minimum of $50 up to cost of repair/replacement. If unreported pets are found inside a cabin, we will charge your folio a cleaning fee of $200.
